Who manages maintenance and repairs?

We coordinate all maintenance using trusted contractors. No works are undertaken without landlord approval, except in genuine emergencies where immediate action is required.

How do you ensure my property remains legally compliant?

We actively track and manage compliance requirements, including gas safety, electrical safety, EPCs, smoke and CO alarms, Right to Rent, and prescribed documentation.

How often are inspections carried out?

Routine inspections are typically conducted every 3-6 months, depending on the tenancy and landlord preference, with reports provided following each visit.

How do you select and reference tenants?

All tenants are subject to comprehensive referencing, including affordability checks, credit checks, employment verification, previous landlord references, and Right to Rent compliance. We also aim to have a homeowner guarantor and/or rental insurance policy in place for each tenancy,

Do you assist with legal notices and possession if required?

Yes. We manage Section 21 and Section 8 notices and support landlords through the legal process where required, including coordinating bailiff enforcement if necessary. However, our robust vetting and management procedures are focused on preventing disputes from escalating to court.

How do you ensure the security of my property?

We protect your property through careful tenant selection, regular inspections, and proactive management. This includes comprehensive referencing, clear tenancy agreements, routine condition checks, and prompt handling of maintenance issues. By maintaining oversight throughout the tenancy, we reduce the risk of damage, misuse, or unauthorized occupation and ensure your asset is properly looked after at all times.

How do you protect my rental income

We protect your rental income through rigorous tenant referencing, rent monitoring, and clear arrears procedures. Where appropriate, we put rental insurance in place and require homeowner guarantors, helping to reduce risk and ensure consistent income.
