Rent Start
Once the property meets compliance and is onboarded, the occupier moves in and guaranteed rent payments to the landlord begin.
Private Sector Commercial Lets
We secure private sector companies on long-term commercial leases, providing landlords with guaranteed rental income and reduced management risk. Properties are leased, on the back-end, to established operators such as serviced accommodation providers, supported living companies, and care home operators, who require stable premises to run their businesses. How long are the lease terms?
Lease terms start from a minimum of 2 years and can extend up to 10 years, depending on your preference and the type of guaranteed rent arrangement.
Where do you take properties for guaranteed rent?
We take properties in all London boroughs as well as majority of Essex. However, we are constantly forming new relationships with local authorities and established private operators across the UK, meaning we may still be able to achieve guaranteed rent outside these areas. Enquire to confirm whether your property is eligible.
Who covers utilities, council tax, and bills?
The occupier covers all utilities, council tax, and day-to-day bills for the duration of the agreement, ensuring a hands-off arrangement for the landlord.
Will I be affected by the Renters Reform act?
If your property is let under a guaranteed rent arrangement, the Renters’ Reform Act does not apply. These arrangements are commercial leases, not standard residential tenancies, so landlords retain security of income and control over the property. Altus Estates Ltd ensures all agreements are structured to protect landlords under current legislation
How do I know which type of guaranteed rent I need?
What compliance or licensing is required?
Properties must meet standard safety and legal requirements, including:

Gas Safety Certificate
EPC
Selective Licensing (if applicable)
Fire Risk Assessment (if applicable)
Buildings Insurance.
Proof of Ownership
Further, social housing arrangements require a number of fire safety installed in the property, some of which are also legal requirements for private lets. Any missing features would be outlined during viewing.
